Transfer of Property Title in Northern Cyprus: Timelines, Taxes and Procedure

In 2026, the transfer of property title (Title Deeds) in Northern Cyprus is completed after obtaining a property purchase permit and paying the title transfer tax — 3% or 6% of the property value. If an individual title has already been issued, the procedure at the Land Registry (Tapu) usually takes 1 to 2 hours on the day of the transaction. Without transferring the title, the buyer may use the property under the registered contract, but is not considered the full legal owner.

What is a property title transfer

Property title transfer (Title Deeds) is the final stage of property registration in Northern Cyprus. After the procedure is completed, the buyer becomes the official owner of the property.

Before the title is transferred, the buyer:

  • can use the property
  • can live in the property
  • can rent out the property
  • is not a registered owner

Ownership arises only after the title is registered at the Land Registry.

When the title can be transferred

Title transfer is possible only after several conditions have been met.

Main requirements:

  • property purchase permit has been obtained
  • the sale and purchase contract has been registered
  • taxes and fees have been paid
  • the individual title is ready

How to do it

  1. Obtain a property purchase permit.
  2. Pay the title transfer tax.
  3. Schedule an appointment at the Land Registry.
  4. Sign the documents at the Tapu office.
  5. Receive the Title Deeds in the buyer's name.

On the day of the title transfer, the following actions are usually completed:

  • the transfer tax is paid
  • the documents are signed
  • the buyer receives the property title

  • the property is mortgaged
  • the individual title has not yet been issued
